Buying or selling a property is one of the biggest financial commitments most people make during a lifetime. Sussex Surveyors can help you to decide on the survey that is right for you. We offer the following survey alternatives:

Building Survey

Previously called a Structural Survey, a Building Survey is usually recommended by surveyors for older properties or where many previous alterations and additions have been carried out. This survey includes a detailed description of the construction of the property, inspection of all main building components including each room, as well as all roofs, floors, walls, windows, services, finishes, grounds and boundaries. Recommendations for repair or further investigation may be made and an indication of long term or potential problems listed. Approximate costing of repairs can also be included in this service. An insurance reinstatement valuation is usually provided.

HomeBuyer Reports

From 1st January 2010 the RICS have introduced a new report format which grades defects in respect of their significance. The survey is suitable for most small and medium sized properties built since 1850 (including flats) and is a concise report on the general condition of the property. It is less detailed than the Building Survey and is therefore cheaper. It contains a valuation and insurance reinstatement figure.

Valuation Report

A brief and concise report with the main intention of providing a valuation of the property as “security” for a loan to purchase. Major problems and failures should be noted but advice and future implications of failures are not included.

Valuations are frequently required for many purposes including Divorce, Tax Matters, Company Restructuring and Sale, Probate etc.

Energy Performance Certificates (EPC’s)

Since 4 January 2009 no property can be sold, let or built without an Energy Performance Certificate being made available to potential buyers/tenants. We are qualified to complete these on all types of residential and commercial properties.

As local, Sussex-based assessors we are available to answer any questions you may have regarding this new requirement. Also as Chartered Surveyors we can assess the property in greater detail and use actual data rather than taking “default” values. This will lead to a more accurate rating, which will become more relevant as more astute buyers, tenants and other parties start to place more emphasis on the EPC. We are accredited for EPC Level 3 and 4 commercial properties as well as all types of residential properties in London and the South East. Our commercial property assessors are members of the RICS accreditation scheme and our residential assessors the Elmhurst Energy Systems Accreditation Scheme.
